Free Zone

The location of Coyol FZ is at the west side of the Great Metropolitan Area, close to the International Airport and two main highways, which offers easy access to over 900,000 habitants.

Public transportation networks are available at the Park’s main entrance. Additionally, Coyol Free Zone is developing a private bus network for the exclusive use of the Park’s employees. This exclusive service offers private direct bus services to the main cities.

To be able to support the needs of companies looking at flexible, tailor-made solutions; the Park developed two different sections served by the same infrastructure and the same service providers.

The sections were designed as a Business Park to support the needs of services companies and a High Tech Park for international manufacturing operations, the buildings respond to the infrastructure and technical requirements of each client and the Park offers many options to grow.

The architectural designs of the buildings and the profile of the tenants, create an environment that is appropriate for the operation of international manufacturing and service companies. Besides a distinguished and contemporary architectonic design, the Park enjoys nice gardens, a superb view and an ample parking area.

Coyol Free Zone, the largest and the most modern high-tech business park in Central America, is located in the province of Alajuela, Costa Rica just 4.5 miles west of the SJO International Airport. This state-of-the-art park is spread over 107 hectares ( 246 acres ) of prime real estate and already boasts 400,000 square meters (4,305,000 sf ) of world-class facilities.

    Park Development and Infrastructure

    The public services to the park are provided by ICE, RACSA, AyA and MOPT and include electricity, telephone, fiber optics and potable water.
    Coyol Free Zone and Business Park is responsible to provide those services through the appropriate service companies and installations within the park.
    Redundancy will be supplied in water, electricity and telecommunications.

    Park utilities

    . A fully redundant electrical grid.

    • Feed through two different electrical substations, through exclusive 34,5 KVA electrical primary lines.
    • Existing capacity up to 10 MVA at each substation, with capacity to expand.
    • Primary accesses are interconnected by a fiber optic Automatic Transfer Switch
    • System is remote monitored by the utilities company, ICE.
    • Park network is underground covered by beautiful landscaping.

    . A first Class Telecommunication System

    Served by the three existing providers of telecom services, ICE, RACSA and Cable Tica.

    . Redundant Potable Water System.

    • Access to two different sources of potable water, with independent pipes. In case one access fails, the other can provide the service
    • Guaranteed pressure and volume.

    . Access Building and Common Areas.

    The park will have a security gate at entry to control the ingress and egress of the park occupants and visitors, which will allow also for customs officers to check the load traffic.

    . Roads, Sidewalks and Street Lighting.

    All Park roadways shall be constructed in reinforced concrete for heavy duty traffic. Design of roads should be in compliance with maximum transit at full park capacity. Curbs and gutters will be poured as the same slab as the road, to assure resistance. Sidewalks are cast in place concrete, pavers or stones. Street lighting shall be moderate to low illumination intensity.

    . Storm Water Management System.

    The underground storm water system will be designed to receive all roof and surface storm water from each site and the park roadways.

    . Mechanical Systems.

    Sewer piping is to be located in the center of the road. Storm water will be placed centered between the sewer pipe and the edge of the curb. Potable water piping is to be located 1.5 m from the edge of the curb.

    . Landscaping.

    The common areas of the park including the green areas between sidewalks and streets and medians will be landscaped with an effective combination of trees, lawn, ground cover and shrubbery, especially at the park entrance, and access building and along the main entrance road.

    . Highway.

    The highway from San José to San Ramón will be expanded and a new loop access will be built to interconnect Coyol with the future San José / Caldera coastal highway.
